Urban Property Group (UPG) facilitated the land sale in 2005 and worked with developer throughout hotel planning process to determine the proper brand for the area, and optimal retail configuration. UPG implemented plan in 2006 and was 100% leased prior to construction completion.
Results:

Project re-set the standard for restaurants in Gaslamp, with tenants achieved strong sales.

Urban Property Group (UPG) consulted with developer throughout project planning process in 2001 to determine optimal retail space configuration. UPG implemented marketing plan upon commencement of construction and sold retail condominium investor in 2004.
Results:

With the sale of this retail condo, UPG pioneered this approach and demonstrated to developers and the value of the retail space.

Urban Property Group (UPG) served as retail consultant through planning process adaptive reuse development completed in 2003 and consisting of ground floor retail, parking garage & residential lofts. UPG sold property in 2008 for $23M to Investor.
Results:

Project was 100% leased at time of sale in 2008 and due to the complexities of the transaction, UPG received the 2008 Deal Maker award for outstanding retail brokerage from the CRA-San Diego.

Urban Property Group (UPG) was hired by a private investor to assist in transforming dilapidated storefront building.
Results:

UPG successfully negotiated a landmark Adidas heritage store and regional boutique Kurios.

UPG began working with developer upon land purchase in 1998 to configure optimal retail configuration. Commenced leasing efforts upon project construction in 2003.
Results:

Attracted national retailers, several of which opened flagship location for San Diego County, forever changing the streetscape of 5th Avenue.

Urban Property Group (UPG) consulted with developer and North Park Redevelopment Agency throughout planning process to determine historic preservation issues and development of adjacent parking structure. UPG implemented marketing plan in 2003 prior to commencement of construction.
Results:

This project is an ideal example of the restoration of a premier theater and served as the catalyst for the renaissance of the North Park neighborhood.

UPG established relationship with ownership by negotiating to bring King’s Fish House to the site in 2002. UPG then began consulting owner for highest and best use for adjacent 7.5 acre site.
Results:

Construction commenced in 2009 for PF Changs and BJ’s with completion by yearend. Retail building slated for completion Spring 2010.
